Home-loan eligibility is not determined by salary alone. Lenders usually assess income, employment or business stability, existing obligations, credit history, property details, down payment and their own credit policy.

Understand EMI before you apply

EMI depends mainly on principal, interest rate and tenure. A longer tenure can reduce the monthly EMI but usually increases total interest paid. A shorter tenure can increase EMI while reducing the interest burden.

How existing EMIs matter

If you already pay personal-loan, vehicle-loan or credit-card obligations, the amount available for a new home-loan EMI may be lower. Before applying, list every recurring obligation and calculate a comfortable household budget.

Documents to prepare

Depending on the applicant and lender, common documents can include identity/KYC documents, income proof, bank statements, salary slips or business/ITR documents, and property papers. The exact list varies.

Before you submit the application

  1. Check your credit report.
  2. Calculate a comfortable EMI rather than the maximum possible EMI.
  3. Keep funds available for the down payment and transaction costs.
  4. Compare the full loan cost, not just the headline interest rate.
  5. Read processing, prepayment, reset and other loan terms carefully.
